气温回升,积雪融化,此起彼伏的鸟叫提醒着我们春意已经逼近。经过一个冬天,褪去漫长冰雪覆盖,房屋和花园都暴露出了其原貌,也或多或少暴露出其被冰雪覆盖的地方所存在的问题和隐患。
为了自己的家能够长期保持“安全”和“健康”,在春季对房屋进行保养和维修是必不可少的一项工作。Jackie为大家总结归纳了以下的Checklist,希望能对您有所帮助。
检查并更换锅炉过滤器 Check and change the furnace filter
清洁干衣机的管道、阻尼器和干衣机下方的空间 Clean the clothes dryer exhaust, duct, damper and space under the dryer
检查屋顶是否有潜在的漏水情况 Inspect the roof for potential leaks
检查是否有损坏,翻起或丢失的防水盖板和屋面板瓦 Check for damaged, raised or missing flashing and shingles
检查通风口、天窗和烟囱帽是否有鸟窝和残片 Check vents, louvers and chimney caps for bird’s nests and debris
检查阁楼中屋顶的内面,以及屋檐下沿是否有水渍 Check the underside of the roof in the attic and under the eaves for water stains
检查阁楼的通风和保温效果 Check the attic for proper ventilation and insulation
检查外伸的树枝是否需要修剪 Check for overhanging tree limbs, and trim if needed
检查地基和地下室有无白蚁出没的迹象 Inspect the foundation and basement for signs of termite infestation
检查地下室或管线空间是否有潮湿和/或漏水的现象 Check the basement or crawl space for dampness and/or leakage
检查以确保水泵(如果有的话)是否正常运行 Check to make sure the sump pump (if present) is operating correctly
清洁树叶等杂物,确保他们远离室外空调机组 Check to make sure the sump pump (if present) is operating correctly
断开空调,然后洗净外部装置上的风扇 Disconnect the air conditioner and wash off the fins on the exterior of the unit
对和合板接缝、或硬质纤维板复合材料壁板的边缘进行填补和上漆 Caulk and paint the seams and edges of plywood or hardboard composite siding
检查砖贴面是否有宽于1/16英寸的裂缝 Check brick veneer for cracks that are wider than 1/16 inch
铲除蔓延至房子、墙板、地砖或砂浆的藤蔓植物 Remove vines growing on the house, siding, brick or mortar
检查乙烯基和铝壁板的裂纹和损坏情况 Check vinyl and aluminum siding for cracks and damage
检查木墙板的油漆脱落和其他木材的损坏情况 Check wood siding for peeling paint and damaged wood
清除水槽至落水管中的杂物,检查落水管延伸处 Clear debris from gutters and downspouts, and check downspout extenders
检查水槽有无下垂、损坏或生锈的迹象 Inspect gutters for signs of sagging, damage or rust
检查木制露台是否腐坏,在必要时要进行及时维修 Check wooden decks for deterioration and repair or seal when necessary
修复所有破裂、破损或不平整的地方,如车道,庭院和步道 Repair all cracked, broken or uneven driveways, patios and walk
春季降雨造成更大的伤害之前,检查暴露在外的木材,及时修理门窗框架 Check window and door frames for exposed wood and repair before the spring rains cause more damage。
检查烟囱外观是否有裂纹和损坏迹象 Examine the exterior of the chimney for cracks and signs of damage
移动存放在靠近房子处的柴火。木柴应存放至少离地18英寸、离开房屋至少有2尺 Move firewood stored close to the house. Firewood should be stored at least 18 inches off the ground at least 2 feet from the house
检查外管水龙头的冻害 Check outside hose faucets for freeze damage
检查天然气、靠电池供电的除草机及其他工具,以确保他们在春夏季能够良好使用 Check gas- and battery-powered lawn machines and tools to be sure they are ready for spring and summer use

检查房子是否被水“入侵”
正如大家所知,“水”是房屋的天敌。许多人调侃说“只要水一旦渗入室内,那就是一场噩梦”。虽有夸张,但也间接提醒着我们时时刻刻要上紧发条,注意保持房屋的干燥,防止水侵入室内。
如果房屋有地下室或管线空间,一定要定期检查是否出现裂缝,潮湿和霉菌现象,因为所有这一切都可以是水侵入室内的信号。
